What is a self certified mortgage?
If you are unable or find it difficult to prove your annual income you may find it hard to arrange a loan or mortgage. There are many reasons why you might be unable to supply proof of income. You may work abroad, work on commission, you could be an unsalaried director, or your current income may not give a proper reflection of future earnings. Whatever the reason, self-certification allows you to take out a deal without showing payslips and accounts. Most lenders will only ask you to sign a declaration agreeing that you can afford the loan repayments, however, as advisors it will be necessary for us to assess affordability and to do so we will ask you to provide reasonable evidence of your earnings.
