Most Expensive Areas in Southampton
Brockenhurst, SO42, located 13 miles south west of Southampton is the largest village within the New Forest, with just over 3,500 residents. It’s a highly sought-after place to live, thanks to its charming countryside location, variety of quaint shops and cafes, and good schools. It’s also very well-connected, with trains to Southampton taking just 12 minutes, whilst trains to London take an hour and a half. The average price of property in this area is £680,102, which is £391,761 above average for Southampton.
Stockbridge, SO20, is another desirable location to buy a house. Situated just over 24 miles from Southampton, this tiny town has just under 600 residents and is set in the heart of the Test Valley. Surrounded by beautiful rolling hills, Stockbridge is the perfect town for nature lovers, and it’s the home of the oldest fishing club in England. House prices here average £554,719, which is a huge increase of 20.08% over the last 5 years.
Just 14 miles from Southampton is the city of Winchester, which has roughly 45,000 residents, and a huge number of historic properties to choose from. It’s often featured in lists of the most beautiful places to live in the UK, and it’s very well-connected, making it the ideal choice for commuters. There are regular trains to London, with the journey taking just an hour, and the drive to both Southampton and Portsmouth is roughly 30 minutes. Buying a house here will cost you, on average, £546,606.
Most Expensive Areas in Portsmouth
Just 18 miles east of Portsmouth, Chichester is the only city in West Sussex, and has nearly 27,000 residents. Close to the South Downs, it’s a great choice for families who love to spend time in the outdoors. It’s a cathedral city with plenty of culture and history to enjoy, and the city centre is a conservation area with Georgian townhouses, 17th-century cottages and postwar homes all on the market. Houses for sale in Chichester are, on average, £510,833.
Emsworth, roughly 9 miles from Portsmouth, is a town of roughly 9,500 people which is located in Hampshire, near the border of West Sussex. Its coastal location makes it a sought-after place to buy a home, with average properties here averaging £379,272.
Yarmouth, on the Isle of Wight, is a relatively small town of under 1,000 residents, making it a great choice for those who want to live the quiet island life, whilst still having access to the great amenities this town has to offer including shops, restaurants and pubs. You can expect to pay roughly £373,261 for a house in Yarmouth.
There are some great areas in both Southampton and Portsmouth which are more affordable, although the houses to buy in Portsmouth are slightly cheaper than in its neighbouring city.
Southampton’s Cheapest Areas
The SO19 postcode district of Southampton is the city’s cheapest area, with house prices averaging £207,048. SO19 includes the town of Sholing; Thornhill, a suburb of Southampton; Woolston, which is another city suburb; and Weston, to the south-east of the city. All of these areas are located on the outskirts of the city, offering a quieter pace of life whilst still conveniently close to the city centre.
SO14 covers much of central Southampton, including the city centre, St Mary’s, Newton, Nicholstown, Ocean Village, Chapel, Eastern Docks and Bevois Valley. All of these areas are well-connected, with the best of the city right on your doorstep. However, city centre living is cheaper than you’d expect, with house prices coming in at roughly £208,739.
The SO18 postcode district is another of Southampton’s cheapest areas, with house prices averaging £218,379. This overs the residential suburbs of Bitterne and Bitterne Park, as well as Harefield, and Townhill Park, where the majority of properties for sale are flats. Chartwell Green and Southampton Airport are also within this postal district.
Portsmouth’s Cheapest Areas
In Portsmouth, the cheapest houses for sale are in the PO2 postal district. This includes Hilsea, North End, Tipner and Stamshaw, all of which are quiet residential districts. House prices in this region average £185,078, making it the perfect choice for first time buyers, couples and young families.
The PO32 postal district is also an affordable region to buy near Portsmouth, which covers the town of East Cowes on the Isle of Wight. The town is linked to the mainland by a ferry service, and the town has historic links to royalty. It’s home to Norris Castle and Osborne House, which was the former summer residence of Queen Victoria and Prince Albert. You don’t have to be part of the royal family to afford property here, however, with prices averaging £185,232.
City centre living is also affordable in Portsmouth, with the PO1 district coming in as one of the most affordable places to purchase a property in the city. This area covers Fratton, Old Portsmouth, Portsea and Landport, and you can expect to pay around £200,500 for a house in PO1.
If you want to invest in property in an area of Southampton that’s on the rise, you should look at buying in Lyndhurst, SO43. Here, house prices average £455,023, which is an increase of 24.85% on prices in the same area 5 years ago. Compton in Winchester is another great choice for an up-and-coming area. In the SO21 district, you can expect to pay £526,628, which is an increase of 22.47%.
Over in Portsmouth, house prices have increased in the PO17 district by 24.83% over the past 5 years. This covers the charming towns of Fareham and Wickham, where house prices average £316,909. The PO39 postal district is another up-and-coming area to consider, covering the beautiful coastal region of Totland Bay on the Isle of Wight. Prices here average £250,402, which is an 18.80% increase over the last 5 years.
In Brockenhurst, the most expensive area of Southampton, you can expect to pay up to £629,000 for a 3-bedroom detached house, whilst you could get a 4-bedroom terraced house in North End for £289,000.
In Chichester, the most expensive area of Portsmouth, you can expect to pay up to £678,000 for a 3-bedroom detached house, but you can expect to pay around £353,000 for a 4-bedroom end terrace house in Hilsea.
