Government backed schemes for First Time Buyers
There is help available for First Time Buyers to become home owners. We will help you understand what is available and whether it might be right for you.
The First Homes Scheme is a government-backed initiative in England designed to help first-time buyers purchase a home at a discounted price. Eligible buyers can buy a new-build property with a discount of at least 30% compared to its market value, making homeownership more affordable for people struggling to save for a deposit or keep up with rising house prices.
The scheme is available to first-time buyers in England with a household income of less than £80,000 per year, or £90,000 in London. In most areas, the property you buy must have a market value of £250,000 or less after the discount has been applied, or £420,000 in London. The discount stays with the property permanently, meaning future buyers will benefit too.
At First Mortgage, our advisors stay up to date with the latest home buying schemes and affordable housing options available across England. If you’re thinking about buying your first home, we can help you understand whether the First Homes Scheme could be right for you and guide you through the process with free, personal mortgage advice.
The Scottish Government has pledged to launch a new First Homes Fund to help first-time buyers in Scotland get onto the property ladder. The proposed scheme is expected to offer up to £10,000 in financial support for eligible buyers purchasing properties worth up to £300,000, with a target of helping more than 2,000 people within the government’s first 100 days. The scheme is expected to be available to people who have never owned a home before.
While full details are still expected to be confirmed, the fund could provide valuable support for buyers struggling with the cost of saving for a deposit and other upfront home buying costs. It forms part of a wider effort to improve access to homeownership for first-time buyers across Scotland.
Our advisors stay up to date with the latest announcements and developments around government support schemes, so if you’re thinking about buying your first home, we can help you understand how the First Homes Fund and other schemes could fit into your plans as more information becomes available.
There may also be other ways to make homeownership more accessible, depending on your circumstances. These can include Shared Ownership schemes, low or no deposit mortgage options, builder or developer deposit contribution offers on new-build homes, and specialist mortgage products designed for buyers with unique situations — there are many options out there that may be available to you.
We’ll explain which options are genuinely relevant to you, how they work in practice, and what the long-term considerations are, so you can move forward feeling informed and confident.
