A mortgage in principle (sometimes called an agreement in principle (AIP), decision in principle (DIP) or offer in principle) is an indication from a lender of how much they may be willing to lend you.
It’s based on some initial information about:
- Your income
- Your regular outgoings
- Your credit history
- Your deposit
It isn’t a guaranteed mortgage offer but an indication on what you may be able to borrow. A full application and underwriting are still required.
It depends on the lender. Some carry out a soft credit check, while others may use a hard check. We’ll explain this clearly before proceeding.
Usually between 30 and 90 days, depending on the lender. If it expires, it can typically be refreshed.
