The Help to Buy Scheme has now closed to new applications. Builders may be offering shared equity and other promotions, but these are not backed by the Government, as Help to Buy was.

For those wanting to buy their first home, saving up enough money for a deposit can often be the biggest barrier. That’s why the government started its Help to Buy scheme, which makes it easier to take the first step towards home ownership.

With the Help to Buy (Scotland) scheme, your mortgage lender will require you to contribute a deposit of 5%, with your mortgage and deposit covering a combined minimum of 85% of the total purchase price of your property. The government will, in turn, contribute a 15% equity loan to make up the rest of the price.

You can use the Help to Buy (Scotland) scheme whether you’re a first time buyer or an existing homeowner, although you must use it to buy a new build home from a participating home builder. You must be buying the house to live in, rather than to rent out, and you won’t be able to take advantage of the scheme if you own or part-own another residential property.
